7 Rules - Insurance - Maintenance / Upkeep of your Home:

We are finding more and more companies non-renewing home policies due to maintenance & upkeep.  Your Homeowners Insurance Policy is not a "maintenance" policy. Generally speaking a Homeowners policy is to prevent financial loss due to something or incident that is sudden and accidental. Insurance Companies are in the business to protect many people by providing coverage at as low a price as they can provide and still remain profitable to service their clients.   You will see higher and higher deductibles as time passes. 
Rule # 1 - if your roof is getting old replace it - do not depend on your insurance settlement to provide a total new roof unless you have purchased that coverage.  Many roof claims are being settled on an Actual Cash Value basis - they will only pay what is actually damaged or depreciate for the age of the roof. 
Rule # 2 - If your home has mold and mildew on the siding etc. - Wash it off.
Rule # 3 - Insurance companies do not care if you had coverage with them for years - to many Losses = cancelation
Rule # 4 - If you buy from some off line company who really is going to advise what coverage you need for your Home?
Rule # 5 - Home insurance policies are not all the same - there are many internal limits and restrictions between companies.
Rule # 6 - Your home is unique - unless you have a track home in a subdivision - Insure it as such.
Rule # 6 - If you have an item and you figure your neighbors have one similar - you probably have coverage for it.
Rule # 7 - You as the homeowner really need to make an appointment with your agent and review your policies at least every 3 years.
